CAPE TOWN’S FORESHORE MAY WELCOME NEW OFFICE TOWER

Proposals for an elegant new office development, 35 Lower Long, situated in Cape Town’s growing Foreshore precinct has been unveiled.

Construction has already commenced with the internal stripping of the building and external demolition set to kick off in September 2017, with completion set for the first quarter of 2020.

The building area will comprise 13 446m² of premium-grade office space, along with 323 m² of retail space on the ground floor, 9 above-ground parking levels and a penthouse on the top floor. Priority has been given to activating the entire street edges of Lower Long & Jetty Street with multiple entry points and a prominent double volume entrance space. The sculpted form of the building mass, the defragmentation and articulation of the corners will provide dynamic views of the building across the city, both from street level and nearby buildings.

The sculptural building is characterized by dynamic glazed facades which extend seamlessly over the office and parking levels. New retail spaces animate the entire length of the street frontage, which sits on a busy pedestrian route across the city, breathing new life into the area. The wing-like glazing on the street-facing facades soars upwards past the chambered corners of the building, creating a dynamic addition to the street and skyline.
